About Dizposition
We are the buyer. That is the entire difference.
A net lease investment and development firm buying commercial real estate directly, nationwide. We are the buyer, not the broker.
Our story
Buyer, not broker
Most of the people who contact commercial property owners are trying to get a listing. We are trying to buy a building.
That sounds like a small distinction. It is not. A broker is paid to market your asset and find someone else to buy it, which means their incentive is to get the listing first and discover the price later. We use our own capital, which means we have to be right about the number on the first pass — and we have to be willing to close on it.
Dizposition was built around the deals the conventional market does not handle well. A gas station with a recognized environmental condition. A warehouse that went dark. A car wash whose equipment is at end of life. A lease with three years left that no 1031 buyer will touch. These assets are not worthless; they are simply outside the box that most buyers underwrite from, and they get priced as though nobody wants them.
We want them. And we would rather show you the math and lose the deal than win it by being vague about how we got to the number.

How we underwrite
The number is not a negotiating position.
01
We show the inputs
The NOI we used. The cap rate we applied. The capex we deducted. If you disagree with an input, argue the input — that is a conversation we can actually have.
02
We price the tail
Every buyer prices what happens if your tenant goes dark. Most just don't tell you. We would rather explain why a single-use building carries a wider cap rate than pretend it doesn't.
03
We say no clearly
If we are not the right buyer for your asset, we will tell you that in the first conversation rather than tying you up for six weeks finding out.
