Process
Four steps. No listing, no commission, no surprises.
Selling to a principal buyer is a fundamentally different process than listing with a broker. Here is exactly what it looks like.
- 01
Send us the property
The address, the asset type, and the lease if there is one. That is genuinely enough for us to start. You do not need a broker, an appraisal, or a package.
TimingTakes about five minutes.
- 02
We underwrite it
Our underwriting runs your property's income against current market pricing, local data, and the cost of capital — the same inputs a careful buyer would use, without the weeks of back-and-forth.
TimingAbout 10 minutes.
- 03
You get a firm offer, with the math
A firm cash offer, not an estimate. We show you the NOI we used, the cap rate we applied, and why. If you think an input is wrong, tell us and we will look again. What we will not do is send you an anchor and negotiate up.
TimingIn 10 minutes.
- 04
Close on your timeline
We are the principal. There is no loan committee, no financing contingency, and no buyer to find. If you need to close in 30 days, we can do 30 days. If you need six months, that is fine too.
TimingAs fast as 30 days.
The difference
Dizposition vs. listing with a broker.
To be straightforward about the tradeoff: a competitive listing process can produce a higher headline price on a clean, well-leased asset. What it cannot produce is speed or certainty. If your asset is straightforward and you have time, list it. If it isn't, or you don't, call us.

FAQ
Common questions
What does it cost me?
Nothing. There is no listing fee, no commission, and no marketing period. If you have a broker, we will pay them. If you don't, you keep what would have been the commission.
Is your offer negotiable?
Yes, but not in the way you might expect. We do not pad the first number so we can come up later. We show you the inputs, and if you can show us an input is wrong, the number moves. That is the negotiation.
What if my property has problems?
Then you are talking to the right buyer. Environmental issues, vacancy, deferred maintenance, a short lease, an aging tank system — these are the situations that remove you from the conventional buyer pool, and they are the reason we exist.
Do I have to sell the operating business too?
No. We buy real estate. If you want to keep operating, a sale-leaseback lets you free up the capital in the building while you stay in it, and you help negotiate the lease as part of the deal.
Will you actually close?
We are the principal and we use our own capital, so there is no financing contingency and no buyer to find. That is the main reason sellers come to us over a listing: certainty of close, not just price.
What happens to my tenant?
Nothing changes for them. Their lease travels with the property. We will need an estoppel and possibly an SNDA, which is standard, but your tenant's terms are unaffected.
